Our Strategy
Target Markets
We focus on markets that offer both population and job growth. We look for future appreciation and nearby development opportunities that will increase the evaluations on our projects. We currently focus on markets with properties in that meet our investment criteria in Colombus, Ohio and Charlotte, North Carolina.
Investment Strategy
We target 30-150 unit Class B and Class C properties in A and B markets offering value-add opportunities. We target markets with high economic and high job growth and target assets with highly desirable locations in close proximity to large employment centers, major thoroughfares, public transportation access points, public schools, retail centers and grocery stores.
Through our value-add real estate strategy, we will develop a specific business plan to increase revenue and decrease expenses, increasing a property’s existing cash flow. This generally includes making physical upgrades to the asset, which in turn allows rent increase, improvement of property management and lowering operating expenses where possible.
This strategy offers a safe balance of risk vs. return to our investors, as it provides in-place cash flow at the time of the asset’s acquisition, with significant upside potential in the form of value appreciation and enables them to gain multiple income streams from the same type of investment.

Conservative Approach
We use conservative financial assumptions and cash flow projections when evaluating investment opportunities and offer conservatively structured investments. Our conservative approach ultimately leads to a much higher chance of success in the asset’s future financial performance.
